A licensee is permitted by law to ask an appraiser to do any of the following, EXCEPT:

A licensee may not ask an appraiser to return a specific value, as this constitutes an undue influence on the appraiser's professional judgment and can lead to ethical and legal violations. Appraisers are required to provide an independent and objective opinion of value based on their analysis of the market and the property in question. By asking for a specific value, a licensee could be perceived as attempting to manipulate the appraisal process, which undermines the integrity of property valuations.

In contrast, requesting comparable properties reports, estimates of repair costs, or market analyses falls within acceptable practices, as these requests do not compromise the independence of the appraiser. These tasks allow the appraiser to utilize their expertise while maintaining the professional standards expected in the industry.
